Our Process

As general contractors and custom-home builders, we emphasize process first. A clear plan, a detailed proposal, and constant communication are what separate a successful project from a stressful one.

We spend a tremendous amount of time studying construction documents, thinking through every detail, and developing a proposal and cost structure that explains what we will accomplish in clear, complete terms. Good builders distinguish themselves by how well they understand process development and communicate about it from the very first conversation.

Communication, transparency, and attention to detail are the key factors in our process.

The path from first call to final walkthrough

1

Reach out

Call, email, or text us. Most of our clients come by referral, so tell us who pointed you our way.

2

Qualifying questions

We will ask 10–12 general questions about your project, intentions, budget, plans, and timeline. This helps both of us decide whether a deeper conversation makes sense before anyone invests time.

3

Phone call

If it feels like a good fit, we schedule a phone call to go deeper into your goals, the property, and any drawings or ideas you already have.

4

In-person plan review

We meet in person to walk through our process, explain construction management, introduce our home maintenance program, and show you what the Product Development Service looks like — but only at a high level.

5

Product Development Service

After the meeting, if we both want to move forward, we develop the detailed proposal document that becomes the basis of your project. The full contents and investment are discussed in person, not published online.

6

Construction

Your project is managed with dedicated site supervision, construction software, weekly meetings, and a network of trusted trades. You stay informed at every milestone.

7

Completion & care

After move-in, our relationship does not end. We offer home care and maintenance so the quality of the work stays at the highest level for years to come.

The questions we ask first

These questions are not a test — they help us both decide if Modline Builders is the right partner for your project before anyone commits hours to a meeting.

Answer the questions now
  1. 01Where is the property, and what kind of home is it?
  2. 02What is the overall scope, and what are you trying to change or achieve? (addition, renovation, custom home, kitchen/bath, ADU, etc.)
  3. 03Do you already have architectural plans, or are we starting from scratch?
  4. 04Have you worked with an architect or designer yet?
  5. 05What is your intended start date or move-in target?
  6. 06What is the realistic overall investment range you are planning for?
  7. 07Will you live in the home during construction?
  8. 08What matters more: the lowest bid, the fastest schedule, or the most predictable outcome?
  9. 09Have you remodeled before? What worked and what did not?
  10. 10How did you hear about Modline Builders?
  11. 11What is the best way to reach you for a brief phone call?

What every proposal should answer

What should I expect?

You should expect a proposal that tells you exactly what will be built, what materials and trades are included, and how the schedule and payments line up.

Why is detail valuable?

Detail removes assumptions. The more precise the proposal, the fewer surprises during construction — and the more confidently you can compare builders.

Is my project feasible?

Feasibility is not just about budget. It is about zoning, structure, timeline, and whether your expectations match what can realistically be delivered.

The proposal document

Product Development Service

The PDS is the detailed proposal package we develop together after our in-person meeting. It outlines every aspect of your project in detail — the 44 professional trades, 215 cost codes, specifications, schedule, and terms. Because it becomes the contract for construction, we walk through it in person rather than publish it online.

No pricing or full contents appear on this website. That conversation happens once we understand your project and you understand how we work.
