The good ones will help you by defining terms and outlining all of the phases of your specific project, from site preparation through to finishing touches, while highlighting key milestones that run from laying the foundation to applying the last coats of paint.

Our Process
Planning
Most general contractors don’t want to enter the game until the bidding process has begun. Here at Modline we want to work with you right from the beginning, even at times providing you with assistance even before you have chosen an architect. We will guide you through the planning phase and begin constructing the team that is crucial to a successful project.
Proposal
Attention to detail is key, the more information we have– the greater the likelihood the process will unfold as planned and on budget with minimal to no surprises at all. To get to the detail and create an environment where decision can be made we have created a project development service. This service allows us to take you through our proposal process and create a comprehensive project proposal package. In this package we outline all aspects of your project in detail. The typical custom-home project involves 44 professional trades (plumbers, electricians, framers, roofers and many more) and 215 cost codes – that is, areas in which expenses must be defined in detail. It’s our job to translate raw documentation into a proposal that encompasses all of these functions and costs.
Construction
One of the many advantages with working with Modline Builders is we use software to track project progress in detail which gives us foresight to quickly and effectively resolve construction related challenges. Most importantly the software allows us to keep you and the entire team updated on schedules and milestones. Your construction will be overseen by a dedicated on site project manager to make sure all the work is done to the outlined specifications using the highest quality building materials and practices. We have also; throughout the years, gained reliable, skilled, trusted contacts across the full range of trades that are aligned with our expected level of quality workmanship and material use. The result of all these factors is capable on-site supervision, productive team management, and the highest level of performance.
Care & Maintenance
Even after we have completed your home, your relationship with Modline Builders can continue. We offer full home care and maintenance. If you choose to enroll in our program your mind will be at ease knowing that the high quality home we built for you will receive the preventative care and necessary maintenance it needs to stay at the highest level for years to come. We are in this for the long haul.
